Overdue rent and late fees
How OneRental decides rent is overdue and when a late fee is added.
We keep an eye on rent for you, so you can see who owes what and follow up quickly.
When rent counts as overdue
Each lease has a grace period, shown on the lease page. If nothing's been paid once that many days have passed after the due date, the month is marked Overdue. Before that it shows as Due or Upcoming, and if the tenant's paid some of it, Partial.
Overdue rent shows up in Delinquency Watch on the Payments page and in the Overdue tab of the rent roll.
Late fees
If the lease has a late fee amount, we add a late fee charge to the tenant's ledger when the grace period ends and rent's still owing. It's added once per month, and you don't have to do anything.
Check your province's rules before you charge a late fee. If you decide not to charge it after all, you can waive the charge.
The overdue email
The first time a month turns overdue, we can email your tenant and your team. We won't email again about the same month. You can turn these emails off in notification settings, and quiet mode holds them back for a while.
Clearing it
Record the payment as usual. Once the rent and any late fee are paid, the month shows Paid.
If you need to send a formal notice, the ... menu on an overdue row of the rent roll has Overdue Notice, which opens a notice you can send.
