Waive a charge

Forgive all or part of a charge without pretending money was received.

If you want to let a tenant off a late fee, or take a bit off a utility charge, waive it. Your books stay honest because the money's shown as forgiven, not received.

Open the lease and go to its Ledger tab.

Find the charge and click Waive.

Enter the Amount to waive (up to what's still owing on the charge), the day you waived it and a Reason.

Click Waive.

What changes

The charge keeps its full amount and the waived part gets its own line ("Waived $25.00 on ... : reason"). What the tenant owes goes down by that much.

A waiver never counts as a payment, so it won't show up in your received totals.

Waived amounts are shown separately everywhere: there's a Waived figure at the top of the Ledger page and in the tenant ledger report.

Changing your mind

Click Change to adjust the amount, or Remove waiver to take it off.

You can't reverse a charge that has a waiver on it, so remove the waiver first. And if the charge shouldn't have been added at all, use Reverse instead. See The tenant ledger.

Split a shared bill

Share one utility bill between the tenants of a house and charge each their part.
