Ending a tenancy
Record the day a tenancy ended and give a notice to vacate.
Whether a tenancy ends by notice, by agreement or because someone just left, OneRental won't end it on its own. You tell it the day and how.
End a lease
Open the active lease and click Terminate.
Enter a Reason, the Day the tenancy ends and how it ended: by notice, by agreement, left at the end of a fixed term with a vacate clause, by an order, or abandoned.
Click Terminate. The lease moves to Terminated and the unit becomes available.
For a room, the page reminds you that only that room's tenancy ends. A joint lease ends for everyone on it.
On a lease that's already terminated or expired, you can still record or fix the end day and how it ended from the lease page. Once a repayment, agreement, claim or order is recorded against the deposit, though, the day can only move earlier.
Give a notice to vacate
On an active lease, click Notice to vacate.
Choose who's serving it, Landlord or Tenant, and add a reason if you like.
Check the Vacate by date. It's worked out from the lease's notice period, and you can change it.
Click Generate PDF and deliver it yourself. We don't store or send it.
We don't check notice periods or wording. Before you serve a notice, make sure it gives enough time and says what it needs to.
After the tenancy ends
Record the day people actually moved out (see Move-in and move-out days), do a move-out inspection, and then deal with the deposit.
A fixed term doesn't end the tenancy by itself: it normally carries on month to month unless you set it up otherwise. See When the fixed term ends.
