Move-in and move-out inspections
The steps for a move-in or move-out inspection, from the first offer to the final copy.
A move-in or move-out inspection records the condition of the home. You offer the tenant at least two times, do the walk-through, and then everyone signs the report. Here's the whole thing in order:
Schedule an inspection: pick the home, the lease and the first time you offer the tenant.
Offer inspection times: offer a final time if the tenant can't make the first, and note what happened.
Conduct an inspection: walk through each room and record its condition.
Finish the report and collect signatures: lock the report and get it signed.
Give tenants their copy: send the final report on time.
Deposit deductions on a move-out: list what comes off the deposit.
Along the way, we keep a record of every offer, who attended and who signed, and print it on the report.
When a tenant moves in, you can also note the day they actually arrived (see Move-in and move-out days). After a move-out, don't forget the deposit still has to go back on time. See Return the deposit.
