Offer inspection times
Offer the tenant a first and a final time, and record what happened.
Your tenant should get a fair chance to be there. Offer at least two times, and keep a record of what you offered and who showed up.
The first offer
The time you pick when you schedule the inspection is your first offer. It has to be between 8 a.m. and 9 p.m., unless you tick The tenant agreed to this time.
Until you offer a final time, rescheduling moves the first offer along with it. After that, its date is fixed.
Offer a final time
If the tenant can't make the first time, offer a final one using the standard BC form (RTB-22).
Open the inspection and find Offered times.
Pick the final date and time and click Offer final time. It has to be in the future, different from the first offer, and between 8 a.m. and 9 p.m. unless the tenant agreed otherwise.
Click Review RTB-22 to check the filled-in form, then Sign RTB-22 and draw the signature. The landlord's representative on the inspection signs it: someone on your team signs in as themselves, and an outside agent signs on your device.
Click Email RTB-22 to tenants. It goes to each tenant who's given you an address for service. A tenant without one only gets a courtesy copy, which doesn't count as served, so hand it over or mail it instead.
If you served it some other way, click Record served another way and enter the date and time. It has to be before the final time.
Change the final time before it's served and the signed copy is voided, so you'll need to sign again.
Not sure whether a tenant has an address for service? See Address for service.
Record what happened
On the last step of the inspection, pick one of these (pick it again to clear it):
- The tenant attended in person
- The tenant's agent attended in person
- The tenant did not attend either offer
- The tenant abandoned the unit (move-out only)
Attending means in person. Joining by video doesn't count.
