Address for service

Record where a tenant has agreed to receive legal notices, such as inspection reports.

In BC, an email only counts as a delivered notice if it goes to an address the tenant gave you for that purpose. Record that address here so your notices count.

Record an address

Open the tenant's page and find Address for service.

Click Record an address for service.

Under What the tenant gave you, say how they gave it to you: the standard BC form (RTB-51), a clause in the tenancy agreement, a written notice, or they set it themselves in the portal.

Enter their Email address for service, a Postal address for service, or both, and choose the Day the tenant gave it.

Attach the file if we ask for it: the form or the agreement page is required, the notice is optional. PDF, JPEG or PNG, up to 10 MB.

Click Save address for service.

You can also tick Use the tenant's email as their address for service when you first add a tenant. And tenants can set their own in the portal, in which case it shows as linked to their profile.

If there's no address on file, emails to the tenant still go out, but only as courtesy copies. They don't count as served.

Change it or withdraw it

To replace the address, click Record a new address. The old one stays in the history.

If the tenant withdraws it in writing, click Record a withdrawal, enter the day you got their notice and attach it if you like. From that day on, emails no longer count as served.

OneRental records what you tell it. It's up to you to check the rules for your province.
