Address for service
The email address your landlord can use to send you official documents, and how to give, change or withdraw it.
In BC, your landlord can only email certain official documents to an address you gave them for that purpose. That's your address for service. It's used for things like the final copy of an inspection report and the notice of a final inspection time (form RTB-22). Your sign-in email doesn't count unless you say so.
Give an address
Sign in to the tenant portal and open your Dashboard.
Under Email address for service, find your landlord.
Type the email you'd like documents sent to. It doesn't have to be your sign-in email.
Read and tick the agreement, then choose Give this address.
You can also give it while you're signing your lease. It's optional, and separate from signing.
A document emailed to this address counts as received on the third day after it's sent, or sooner if you get it sooner. The wording you agreed to is saved with the date and time.
Change or withdraw it
- Change it: choose Change it and give a new address. The old one stays on record.
- Withdraw it: choose Withdraw it. From that day on, your landlord has to hand documents to you or mail them. Any postal address you gave stays as it was.
Sending your landlord a written withdrawal counts too. They'll record it.
If you haven't given one
Your landlord might still email you a copy for your information, but it doesn't count as served, so they'll also serve you another way.
After you move out
You can still sign in. Once the tenancy's over, the portal shows only Email address for service, so you can give, change or withdraw one. That way your landlord can email you the final move-out report.
