Deposit deductions on a move-out
List what comes off the deposit and record the tenant's agreement.
If something's damaged or rent is owed, list it on the move-out report. The tenant sees exactly what comes off the deposit and can agree to it.
List the deductions
On the last step of a move-out, add one line per deduction:
- What it's for.
- The kind: damage, cleaning, unpaid rent, utilities or other.
- The amount.
- Which deposit it comes from: security or pet damage.
- The room and item, if you want. Photos of that item show under the line.
The totals add themselves up from the lines. Get them in before you finish, because changing them later means correcting the report.
If a cleaning line mentions painting or replacing something, you'll see a note: those count as damage, not cleaning.
Record the tenant's agreement
Once the report's finished, click Deduction agreement next to a tenant's name. The tenant agrees to the whole list, not line by line, and it's separate from signing the report.
A tenant can agree:
- On your device, with a 6-digit code we email them.
- In their own portal session.
- From their review link, by typing their full name.
If they don't agree, the report says no agreement was given.
When an agreement isn't accepted
We won't record an agreement:
- After the deposit deadline has passed. See Return the deposit.
- When the list has a damage line but the right to claim for damage is gone because the report copy wasn't given in time.
- For any line on the pet damage deposit in that same case. That deposit only covers pet damage, so move cleaning, rent or utilities lines to the security deposit.
