When the fixed term ends
Decide whether a fixed-term lease carries on month to month or ends.
If your lease has an end date, you decide what happens when it arrives: the tenancy carries on month to month, or the tenant moves out.
Choose on the Terms step
Once you set an end date on the Terms step, you'll see When the term ends.
- Continues month to month is the default. The tenancy carries on with the same terms.
- Tenant must vacate ends the tenancy on the end date. You'll need to give a reason, and you can note the legal reason that allows it if one applies.
Want month to month from day one? Tick month to month and leave the end date blank.
In BC, be careful with vacate
A fixed term that ends with the tenant leaving is only allowed in a few situations, and the standard form asks you and the tenant to initial a box for it. Print the agreement and initial it, or upload the signed agreement. See The lease agreement.
When the date arrives
A normal fixed-term lease turns into month to month. It's still the same lease, and the lease page shows Month to month since with the day it changed.
A lease marked Tenant must vacate stays active, and the lease page tells you the fixed term has ended. From there, either end the tenancy or, if the tenant's staying, click Continue month to month. No more rent months are added until you decide. OneRental never ends a tenancy on its own.
