Lease renewals

See which leases are ending soon and prepare a renewal offer.

Don't let a good tenant slip away. The Leases page flags leases that are ending so you can offer a renewal in good time.

Spot the leases ending soon

On the Leases page, Renewal Radar lists active leases ending in the next 60 days, and Renewal Backlog lists the ones ending in 60 to 120 days.

Prepare a renewal

Open the lease and click Prepare renewal, or click Prepare offer in the Renewal Backlog.

We create a draft lease for the same tenant and home, copying over the rent, deposit, payment terms and auto-renew setting. The new term starts the day after the current one ends.

Change whatever you need, like the rent, then activate the draft.

Activating the renewal marks the old lease Renewed, so you don't have to end it yourself. A lease can only have one renewal offer on the go at a time.

To raise the rent, change it on the draft before you activate it, or add an increase to the current lease. See Rent increases. We won't stop you from setting any amount, so check your province's rules first.

If nobody renews

We check every day for leases that have passed their end date:

  • With auto-renew on, the lease carries on month to month.
  • With it off, the lease is marked Expired so you notice.

If you'd rather see who's moving out, have a look at Ending a tenancy.
