Rooms and shared spaces
Rent a house, suite or floor room by room, and keep track of the spaces tenants share.
If you rent out a house room by room, set it up as a dwelling. Each room gets its own rent, deposit, listing and lease, and the shared kitchen or yard is recorded once.
Add a dwelling and its rooms
Open the property. Click Add a dwelling, give it a name like "Main house" and pick a kind.
Click Add room for each room. Every room has its own rent and deposit.
You can also pick Room in a dwelling under What are you renting out? when you add a unit.
There are two private settings on a dwelling: whether the owner lives here and whether the owner shares the kitchen or a bathroom. They never show on a listing. If both are on, the lease form shows you a notice.
Whole house or room by room
You can rent a dwelling as one whole unit or room by room, but not both at once. While any room is rented or listed, the whole house isn't offered, and the other way round. The property page tells you which side is sitting idle.
Shared spaces
A shared space is a kitchen, bathroom, laundry, living room, yard or anything similar that several rooms use.
In the dwelling, click Add shared space.
Choose the rooms that use it. If you like, add an inspection checklist, one item per line.
Shared spaces appear on room listings (how many other rooms use them, never who), on leases and on inspections, and tenants can file maintenance requests for them.
Keeping an eye on the dwelling
Each dwelling shows how many of its rooms are rented, plus the rent due and collected this month.
When a room's lease ends, only that room's tenancy ends. Once the room's free, its row offers List this room again.
