Approve or decline

Say yes to one applicant, which creates a draft lease, and let the others down gently.

Approving someone starts their lease for you. Declining lets an applicant know, politely, that it's not a fit.

Approve an applicant

Open an application in Full application received and click Approve and create draft lease.

In Confirm lease dates, check the Lease start date and Lease end date, then click Approve.

We tell the applicant they've been approved and invite them to the tenant portal. You land on the new draft lease to finish it off.

Nothing's final yet. You can still change the lease terms before you send it for signing. See Create a lease.

Decline the others

Once you've approved someone, the page offers Decline All Other Applicants, which sends each of the others a decline email. You can't undo it, so you'll be asked to confirm.

Decline one applicant

You can decline someone at any stage, not only at the end.

Open the application and choose a reason: Does not meet criteria, Income insufficient, Unit no longer available or Other.

If a credit or background check played a part in your decision, tick the box that says so. It changes how the decision is recorded.

Click Decline Application.

Approved and declined applications both end up in the Decided column.

Pick reasons that are true and fair, and check your province's rules before you decline someone.
