Address for service
The email address your landlord can use to send you official documents, and how to give it, change it or withdraw it.
In British Columbia, a landlord can send some official documents by email only to an address you have given them for that purpose. This is your address for service. Examples are the final copy of an inspection report and the final notice to schedule an inspection (form RTB-22). Your login email is not an address for service unless you say it is.
Give your landlord an email address for service
- Sign in to the tenant portal and open your Dashboard.
- In Email address for service, find your landlord.
- Type the email address you want official documents sent to. It can be different from your login email.
- Read and tick the agreement, then choose Give this address.
You can also give it while you sign your lease, on the signing page. It is optional and separate from signing the lease.
A document emailed to your address for service counts as received on the third day after it is sent, unless you get it sooner. The wording you agree to is saved with the date and time. Your landlord can also record an address you gave them on form RTB-51, in your tenancy agreement or in a written notice.
Change it or withdraw it
Choose Change it to give a different address. The earlier one stays in the record as history. Choose Withdraw it to stop. A postal address for service you gave your landlord stays as given. From that day your landlord cannot serve you documents by email. They must hand them to you or mail them. A written withdrawal that you send your landlord directly counts too, and your landlord records it.
If you have not given one
Your landlord may still email you a copy for your information. It does not count as service, and they will serve you another way as well.
After you move out
You can still sign in to the tenant portal after your tenancy ends. Once it has ended, the portal shows only Email address for service, so you can give, change or withdraw an address there. This lets your landlord serve you the final copy of the move-out report by email even though you have left.
