How overdue balances work
When rent is due and no payment is recorded by the due date, OneRental marks that rent period as overdue and shows an outstanding balance on the dashboard.
The balance carries forward each month until it is paid. You can see the cumulative balance on the lease's Payments tab.
Late fees
If a rent period's grace period passes without payment, OneRental automatically applies the late fee configured on the lease and adds it to the outstanding balance — there's no manual step required.
Check your local tenancy regulations before relying on a late fee — some jurisdictions limit or restrict whether late fees are enforceable, and your lease should explicitly include a late fee clause.
Overdue balances
Overdue and outstanding balances are calculated and shown on your dashboard and in the tenant's portal, which can serve as a prompt to pay. The first time a rent period becomes overdue, OneRental also sends an email — to you and, if they have a tenant portal account, to your tenant. You won't be emailed again for the same period if it remains overdue. You can turn this email off from your account notification settings.
Resolving an overdue balance
Record payment as usual. Once the full amount (including any late fee) is paid, the balance clears and the rent period is marked Paid.
