Create a lease
Draft and send a digital lease agreement for a unit.
Before you start
Make sure the unit has a tenant attached. If not, invite the tenant first.
Steps
Go to Leases and click New lease, or open the unit and click Create lease.
Select the tenant and unit, then set the lease terms:
- Start date and End date (leave end date blank for month-to-month).
- Monthly rent — pre-filled from the unit but editable.
- Security deposit — the amount held until end of tenancy.
- Rent due day — the day of the month rent is due (default: 1st).
Add any custom clauses or pet policy details in the Terms section.
Click Save and send for signing. The tenant receives an email with a link to review and sign.
Lease statuses
| Status | Meaning |
|---|---|
| Draft | Created, signatures may still be outstanding |
| Active | All parties have signed, tenancy in progress |
| Renewed | A renewal of this lease has taken effect |
| Expired | The lease term ended without renewal |
| Terminated | Ended before its term, or ended manually |
Signing status is tracked per signer rather than as a separate lease status — a lease stays Draft until every signer has signed, then moves to Active.

Save time on future leases by creating a template under Leases → Lease Templates. Templates pre-fill common clauses and terms so you only need to adjust dates and amounts.
