Owners and the landlord
Keep the owners of your properties and choose who is the landlord on inspection reports.
The landlord is the legal party named on move-in and move-out inspection reports, together with their address for service (where they can be sent legal notices). OneRental keeps these details in one place: the Owners page under Properties.
Your organization
Your organization has its own entry on the Owners page. It is the landlord on properties you manage yourself. Fill in your legal name and address for service before you schedule a move-in or move-out. If they are missing, scheduling shows a message that points you to this page.
Owners you manage properties for
If you manage properties for other people, add each owner on the Owners page, or while you add a property. An owner has a legal name, whether they are a person or a company, an address for service and an optional service email. One owner can have many properties.
You can edit an owner at any time. The change applies to inspections you schedule from then on. Reports that were already scheduled keep the landlord they were scheduled with.
An owner cannot be removed while a property uses them as its landlord. Change those properties to another owner first.
Who is the landlord on a property
Open a property and look at Landlord of record.
- Managed by the owner: your organization's own entry is the landlord.
- Managed by a company for the owner: choose the owner from your list, and record who consented to you managing the property for them and when.
When a property is handed to a company, or to a different owner, the change takes effect from the date you choose. The earlier arrangement stays in the history.
Changing the date of a signed inspection
Once anyone has signed an inspection, its date cannot be changed. Cancel it and schedule a new inspection instead.
