How tenants submit maintenance requests through the tenant portal.
How tenants submit requests
Tenants log maintenance requests directly from their portal at any time.
From the Maintenance section in the tenant portal, they click New request and fill in:
- Title — a brief description of the issue.
- Details — more context about the problem.
- Priority — low, medium, high, or urgent.
- Photos — optional images of the issue (strongly encouraged).
Once submitted, the request is immediately visible in your workspace queue.
Urgent requests
Use urgent for situations that affect habitability or safety — no heat, water leaks, broken entry locks, or similar.
What tenants can see
After submitting, tenants can see:
- The status of each request (open, in progress, on hold, completed, cancelled).
- The history of all their past requests for that unit.
Tenants cannot see internal notes added by your team.
Encouraging photo submissions
Tenants who attach photos make it much easier to diagnose issues remotely. When onboarding a new tenant, let them know to always include photos when possible.
