Assign and track requests
Review open maintenance requests and manage them through to resolution.
Viewing open requests
Go to Maintenance in the left navigation. All open and in-progress requests across your properties appear here.
Use the filters to view by property, status, or priority.
Assign a request
Open a request and click Assign to pick a team member and a due date — independent of the status. This works at any point before the request is completed or cancelled, and doesn't require moving the status to In progress. The assignee is emailed when they're assigned.
Moving a request into In progress is still a separate action, and still accepts a free-text "assigned to" name for contractors or vendors without a OneRental account — but assigning that way doesn't trigger an email, since there's no account to notify.
Update status
As work progresses, update the status:
- Click into the request.
- Change the status (Open → In progress → On hold if needed → Completed → Cancelled if withdrawn).
- The work history log records status changes.
Add internal notes
Notes are only visible to your team and are never shown to the tenant. Use them to track vendor quotes, scheduling details, or internal decisions.
Closing a request
Once the work is confirmed complete, set the status to Completed. OneRental does not currently send the tenant an automatic notification when this happens.
